The goal of the remodel was to modernize areas like the kitchen while preserving the original feel of most rooms, as shown in this augmented reality mockup. Part of the modernization has been converting to all-electric, with a combination ducted/ ductless mini-split and a heat pump water heater.

Other than bumping out the kitchen by 30 SF under the carport, extending the carport by 5' and converting it to a garage, and adding a closet behind the master bedroom, the perimeter of the house remained the same. A few interior walls were adjusted to create spaces appropriate to our lives. The second floor of what had been an ADU was mostly good to go with a bit of refurbishing.

The new closet wsa usedtemporarily as a tool shed.

The kitchen was much airier without sheetrock!

Even after framing had begun, the design process continued with some unconventional modeling and visualization techniques to reconfigure the guest bathroom adjacent to the kitchen.
